Producing an Energy Performance Certificate and associated Energy Rating for a property is a two step process.
Step 1. EPC Survey.
A registered Energy Assessor needs to visit the property and complete a basic survey. This will include surveying the property and taking details and information relating to the heating, lighting, hot water, building construction, building dimensions, windows, doors and insulation. They will also take photos to record specific details. This survey should take less than one hour for a small shop or three bedroom house. A large factory or hotel will take much longer to complete the survey.
Step 2. Calculating the rating and generating the certificate
After the survey has been completed The Energy Assessor will then return to the office and enter the data from the survey into a computer model. Once complete this model will accurately calculate the energy and carbon ratings for the property and produce the associated EPC Certificate. This certificate will then be lodged on the central Government Landmark EPC register for the UK. A link to the certificate can then be sent to the customer/owner of the property. This will usually be the following working day.
